I hate when people rent a properly and they think they can do anything they want to a house that they don't own.

Bottom line, you are renters. you are required and obligated to speak with landlord first. it is your responsibility as a renter to make sure the landlord is fully aware of all changes made to the house. no matter how small. you're lucky he didn't evict you too. I'd of evicted you, raised the rent and given a bad reference as you being disrespectful to property you rent. don't play with landlords. be adults. obey the rules. have respect.

yes his house before be rented it. if it is lease and it isnt "his house" till the lease is over. if in the lease the landlords grievance is on it tenant is liable. other wise landlord is wrong.

actually renting it out isn't your house until the tenant moves out. as long as they return the house back the way it was. There isn't anything you can do about it.
