Put the rent money into escrow and then take him to court. Then show the courts that you have paid the rent in escrow. But it's waiting for them to do the repairs you request of. See what the judge tells you.

you go to a lawyer and let them handle it. you pay your rent to the lawyer until the land lord fixes issue. if you rent a place n say a/c goes out the landlord has to fix back to the way it was when you rented it. now if the hot water barely worked and always been like that n your just complaining, it's on you. you shouldn't have rented it like that. but he has an obligation to fix things otherwise
